Snappt Summit Agenda

October 21–23, 2026
Estancia La Jolla, CA

Three days with the operators shaping how multifamily approves residents. Three threads run through the program: where AI is genuinely changing leasing, what a centralized applicant journey would take, and where fraud is headed next.

Day OneWednesday, October 21
6:00 PM – 9:00 PM
Welcome Reception
Hacienda & Mariposa
Drinks, light bites, and the first chance to meet the operators and executives you’ll spend the next two days with.
Day TwoThursday, October 22
8:00 AM – 9:00 AM
Breakfast
Hacienda Lawn
Start the morning with breakfast and coffee outside on the Hacienda Lawn.
9:00 AM – 9:45 AM
Welcome & Opening Remarks

10:00 AM – 10:45 AM
From Hype to Real Results: AI’s Impact on Leasing
Pacifica Ballroom
AI in leasing gets a lot of hype. This conversation is about where it’s actually making an impact in multifamily. Three operators talk candidly about where AI has genuinely changed their leasing operations, where it hasn’t lived up to the promise, and what they’d tell a peer who’s about to invest.
Moderated by Craig Ratterman · Rob Kolinsky, HASTA Capital · MaryLou Meagher, CEG · Josh Harris, TruAmerica
11:00 AM – 11:45 AM
The Path to a Centralized Applicant Journey
Pacifica Ballroom
Fragmentation has a cost, but most ownership groups just haven’t had to put a number on it. Three operators sit down to talk through what a disconnected applicant journey costs their teams today, and what would need to be true for them to back a unified flow across their portfolios.
Moderated by Frank Fico · Amanda Smith, The Related Group · Dana Caudell, CRC · Jennifer Beebe, Brookfield Properties
12:00 PM – 1:30 PM
Lunch in the Courtyard
Hacienda & Mariposa
Take a break for a seated lunch outside, with time to connect with fellow attendees.
1:30 PM – 2:00 PM
When Did You Last Apply?
Pacifica Ballroom
When did you last apply for a home? For most of this room, the honest answer is more than ten years ago. So we brought three people who did it this year. They’ll talk about what it’s like to be asked to prove you’re real, what nobody explained, and what they’d change. Come ready to be a little uncomfortable, and to leave with one thing you’d stop asking for.
2:15 PM – 3:00 PM
Roadmap Conversation
Pacifica Ballroom
A look at where Snappt is going next: the big bets shaping the future of leasing and the applicant journey. We’ll share what’s on the horizon and the thinking behind it.
Megan Marley
3:30 PM – 4:30 PM
Breakout Sessions
Choose one
Pacifica Ballroom
Two concurrent sessions, each a smaller-room conversation on one of the Summit’s core threads. Pick the one closest to the problem on your desk.
Economic Occupancy & Bad Debt: A Fraud Deep Dive

Where fraud shows up in the numbers, and what operators are doing to protect economic occupancy.

Speed to Lease & the Applicant Experience

How verification fits into a faster, clearer path from application to move-in.

4:30 PM – 6:30 PM
Happy Hour
Olive Lawn
Wind down with drinks and casual conversation, hosted by our sponsors.
6:30 PM – 8:30 PM
Dinner Reception & Evening Entertainment
Olive Lawn
Dinner on the Olive Lawn, followed by brief closing remarks and the evening’s entertainment.
Day ThreeFriday, October 23
7:30 AM – 9:00 AM
Breakfast
Courtyard
Start the final day with breakfast and coffee outside in the Courtyard.
9:00 AM – 9:15 AM
Cheers to Snappt Summit
Pacifica Ballroom
James and Kyle welcome everyone back, share highlights from the first two days across all three themes, and open the floor for quick questions.
James Hyde · Kyle Nelson
9:15 AM – 10:00 AM
The Future of Fraud
Pacifica Ballroom
Fraud tactics are evolving quickly, and the operators seeing them first are the best source of truth. Three of them compare notes from the front lines: what they’re seeing right now, where they still feel exposed, and how their teams are adapting in real time. Not a fraud-prevention pitch, but an unfiltered conversation between the people managing the risk every day.
Moderated by Kyle Nelson · Lisa Levy, Jackson Square Properties · Joe Mendez, Advenir Azora · Kesha Fisher, Asset Living
10:15 AM – 11:00 AM
Recentering on the Resident Experience
Pacifica Ballroom
Resident experience is the outcome every platform claims to optimize for. This panel gets specific about how. HappyCo, Opiniion, Propexo, and Deposit Cloud each bring a different piece of the resident journey to the table. The conversation digs into where those pieces need to work together, where operators still feel friction, and what a good resident experience actually looks like in practice.
11:15 AM – 12:00 PM
Closing Remarks & Takeaway Lunch
Hacienda & Mariposa
A closing lunch that pulls the three threads back together: AI in leasing, the centralized applicant journey, and the future of fraud, with key takeaways and a save-the-date for next year.
James Hyde

Join the conversation.

The discussions that shape next year’s budgets won’t happen on a webinar. They’ll happen here, over two days on the California coast, among the operators who set the standard for the rest of the industry. If that sounds like your kind of room, request an invite.

Meet Us in La Jolla

There’s a reason we chose La Jolla. Perched on the San Diego coast between sandstone bluffs and some of California’s most beautiful beaches, it’s a setting built for the kind of thinking that doesn’t happen at your desk. Our home base is Estancia La Jolla, a hacienda-style resort tucked into lush gardens near Torrey Pines.

Customer Voices

In Their Words

Snappt’s customers know what our events deliver. Here’s what they’ve said.

“I’ve been on advisory boards and steering committees for other prop-tech companies, and Snappt’s commitment to following through really sets them apart.”
Kortney Balas
VP of Transaction Management & Integration, 29th Street
“What sets Snappt’s Customer Advisory Board apart is that it isn’t just about giving feedback — it’s about influencing the future of the platform. Collaborating with owners, asset managers, and operators gives me valuable insight into the challenges our onsite teams face and helps shape features that deliver real value.”
Rob Kolinsky
Head of Asset Management, HASTA Capital
“It’s not just Snappt and their customers at these events; technology partners are there as well. Fraud is constantly evolving, and bringing both customers and technology partners together is what helps us stay ahead of it. This level of collaboration is rare, and it’s why the roadmap reflects the real challenges we face.”
Kim Garfield
VP of IT, UDR
